This Katy home had a bathroom sink that drained slower every week until it finally stopped. It turned out to be two problems, and fixing only one of them would have meant another service call within a month.
Problem one: the clog was deep in the wall line

The blockage was well past the trap, down in the branch line inside the wall. We disconnected the drain assembly and ran our cable machine straight into the stub-out, clearing years of buildup from the line. No amount of liquid drain cleaner poured in the sink was ever going to reach it.
Problem two: the drain hardware was done

Take a look at the old tailpiece connection above. Corroded, crusted, and quietly weeping. Fittings in that state rot out the cabinet floor before anyone notices a puddle. A lot of homes in the established Katy neighborhoods are hitting the age where the original builder-grade drain assemblies simply give out, and this one was on its last legs.
The fix: rebuild while it is already apart

Since the drain was already disconnected for the snaking, rebuilding it added little to the job. New PVC P-trap, new tailpiece, clean connections all the way to the wall.

Supply lines checked and everything reassembled square. The sink drains like it should, and there is nothing under the cabinet waiting to leak.
